What Our Clients Had to Say About Working With The Brian Kondo Real Estate Team | Guy and Grace

Has anyone seen a phone book recently?  You know, the one that was delivered to your door once per year.  At the front of the book was the “White Pages”, where you could find the name, address and home number of residents in Durham Region.  At the back of the phone book was the Yellow Pages, where real estate agents like me could advertise their business.  Well, I can’t remember the last time the phone book was delivered to my door.  What’s more, I’d say most people don’t even have a home number to put in a phone book anymore!  The Yellow Pages was just one of the multiple platforms I have used as part of the Brian Kondo Home Buying and Selling System.   




 

Anyway, I received a call from Guy, who had seen my For Sale signs,  newspaper ads, flyers and bus shelters when driving around town.  And where did he get my phone number?  You got it - the Yellow Pages!




 

Guy and his wife Grace were planning to sell their South Ajax home and move in with their son and his family.  They were interviewing 4 agents, including me.  I got as much info as possible over the phone, then we booked an appointment for me to drop by and present them with an up-to-date home evaluation and show them how my proven Home Selling System would help them sell fast, for top dollar and with as little inconvenience to them as possible.




 

After our meeting they emphasized that they wouldn’t be making a decision on which agent to use right away.  They were going to discuss everything with the whole family.  Over the next few weeks, I sent them regular market updates, since we were in a slow market and prices were changing quite rapidly – unfortunately down vs. up.  I also called to see if there were any additional questions they had for me after meeting with their kids, or after I sent the market updates.  Guy mentioned later that they appreciated this follow-up.




 

After about a month I received a call from Guy that they decided to use me and my team to sell their home.  Now, not all homes are the same and I’ve come to realize that every listing is unique.  In this particular case, although the home was gorgeous, they took down the wall between two of the bedrooms and made their 3 bedroom home into 2 bedrooms, with one large Master Bedroom.  This worked for them, but I knew that most buyers want a minimum of 3 bedrooms, no matter how nice the home is.  So, I made arrangements to have one of the general contractors I work with go in and give us a quote for putting the wall back in to return it to a 3 bedroom home.  We still advertised the home as a 2 bedroom home on the MLS with the caveat that the buyers can have us put the wall back in or they could take the drawing and quote and do it themselves if they wanted 3 bedrooms.




 

I then had our photographer go in and he took amazing photos and the virtual tour.  The home was listed and it sold in less than 2 weeks for close to the asking price.  This, in a slow market!

Further Note:



 

The story doesn’t end there.  Guy and Grace were so happy with their first experience using The Brian Kondo Real Estate Team that they reached out 5 years later to sell a home in West Hill.  Grace’s brother was waiting for an apartment in his preferred long-term care home and once he got in, they wanted to sell his home asap.  There were 3 Power of Attorneys, including Grace, with one living in Ohio.



 

When it came time to sell, I implemented my Home Selling System again and we sold it for 99% of the asking price in just 9 days!
